Cuddledown, Inc.

Cuddledown, Inc. of Yarmouth, Maine is a well-established manufacturer and retailer of high end bedding products which was purchased in December 2012 by the Potpourri Group, a specialty catalog company. To better position the company for growth, an ambitious plan was undertaken to perform extensive renovations to modernize their 30 year old 90,000 sf office/manufacturing complex in Yarmouth.

This facility consists of a single story office occupying 13,000 sf connected to a 44,000 sf pre-engineered structure with a second floor throughout much of this space. The exterior of the manufacturing space received a new roof and the faded exterior wall panels were re-painted. The exterior of the office area underwent roof repairs, repair of cracks in the EIFS siding and reconstruction of the sunscreen fenestration around the perimeter.

The architectural firm of Garrison Consulting was engaged to work with the local code enforcement department to address some Life Safety Code issues and also to design a reconstruction of the office restrooms to bring them into ADA compliance.

In an effort to make the facility more energy efficient and to reduce energy costs, extensive renovations were undertaken on the HVAC and lighting systems. Working with Efficiency Maine, the 30 year old light fixtures were replaced or retrofitted with current technology. The HVAC system had the oil fired furnaces and boilers replaced with more efficient propane gas fired equipment that will be able to burn natural gas. Electric heat pump units used for both heating and cooling were replaced with more efficient air conditioning units with gas fired heating. The original water source heat pumps that heated and cooled the office area were also replaced with more efficient technology. The entire system is now integrated into a direct digital control system to gain further efficiencies.

In order to ensure the uninterrupted operation of manufacturing and the sales call center, a large backup diesel generator system was designed and installed that will power the entire building in the event of an electrical power failure.

Other improvements included the installation of a clean agent fire suppression system in the IT server room and a security system with door access control.

CC of Maine was retained to assist Cuddledown, Inc. in developing a scope of work for the renovations that would stay within their budget and coordinating the design efforts with the architect and electrical engineer. Bid solicitation of the trades and project management during construction were also part of CC of Maine’s scope of services.

Renovations were completed in the spring of 2015.
