We recognize that each project has a unique set of circumstances; be it schedule, complexity or budget that bear influence on the decision making process and ultimately drive the method of contracting and selection of the contractor. The most common methods of project delivery include the traditional Design/Bid/Build, Construction Manager at Risk and Design/Build. Construction Consulting of Maine works with the client to evaluate the goals of the project, examine the pros and cons of the various contract delivery methods, how they apply to this particular project and then make recommendations on how to proceed.
Once a project delivery method is determined, we can work with the owner or the design team to:
- Identify contractors suitable for the project size and complexity
- Solicit contractor qualifications
- Develop a request for proposals
- Evaluate and assess bids/proposals
- Negotiate construction contracts
The evaluation of the proposals, particularly on Construction Management and Design/Build projects can be a convoluted process. CC of Maine has knowledge and experience working from both sides of the negotiating table, which can ensure that the facts and figures of the proposals are compared on an “apples to apples” basis. Any areas of uncertainty are identified and we then make recommendations for contractor selection that will be the best suited to reach the project’s goals and minimize the risk to the owner.
At CC of Maine, we feel that it is important to conduct a fair and professionally managed bid process to ensure that the selected contractor will work in partnership with the client during the construction phase of the project.
